SC Reciprocity Agreements

South Carolina currently has reciprocity agreements with ONLY North Carolina and Georgia. Read about the agreements and how to receive your license using reciprocity below. North Carolina and South Carolina entered into a revised reciprocity agreement in January 2024.  This Agreement grants agents with an active license in their state of residency an active license in the opposite state under the following guidelines:

Agents with an active NC Provisional Broker License Wanting a SC License:

-Complete SC Application and pay the application fee

-Complete required SC background check

-NC license verification with the South Carolina Real Estate Commission

-Proof of passing either the 90 hours of NC Post-Licensing courses OR 90 hours of SC Pre-Licensing

-Proof of passing the SC portion of the state licensing exam

Agents with an active NC Broker license with less than 3 years of active practice as a Broker wanting a SC license:

-Complete SC Application and pay the application fee

-Complete required SC background check

-NC License verification with the South Carolina Real Estate Commission

-Proof of passing the SC portion of the state licensing exam

Agents with an active NC Broker or BIC license with more than 3 years of active practice as a Broker wanting a SC license:

-Complete SC Application and pay the application fee

-Complete required SC background check

-NC License verification with the South Carolina Real Estate Commission

-Proof of passing the SC Broker A and Broker B courses

-Proof of passing the SC portion of the licensing exam

Agents with an active SC Salesperson License wanting a NC Broker License (2 Options):

-Complete the NC broker application, pay any applicable fees, and pass the NC portion of the broker examination

OR

-Receive an NC provisional broker license upon completing the NC provisional broker application and paying any applicable fees. Then complete 90 hours of NC post-licensing education within 18 months of provisional broker license issuance

Since 1991, South Carolina and Georgia have had a reciprocity agreement in place that allows non-resident agents from either state to get an active real estate license in the opposite state. To learn more about this agreement and the criteria for getting licensed using reciprocity, click here.
