South Carolina’s Commercial Real Estate Boom: Why Agents Need to Understand It

The National Association of REALTORS recently launched something new: a Commercial Real Estate Demand Index designed to measure economic drivers of commercial real estate growth across more than 300 U.S. metropolitan areas. It combines hard data from the Bureau of Labor Statistics and Census Bureau to track jobs, population, and migration patterns.

The results? There is good news for South Carolina.

South Carolina ranks as the nation’s strongest state for commercial real estate demand, reflecting continued momentum across the Carolinas. This isn’t speculation or opinion. It’s data-driven analysis showing that South Carolina’s commercial real estate market is positioned for massive growth.

What This Means on the Ground

When NAR talks about commercial real estate demand, they’re measuring four key sectors:

Office: Growth in professional and business services employment
Industrial: Manufacturing, transportation, and warehousing employment growth
Retail: Growth in retail trade and leisure and hospitality employment
Multifamily: Population growth and net migration

South Carolina is performing exceptionally well across multiple sectors. Specifically, Myrtle Beach and Greenville are among the top areas in the country for population growth and net migration. These are exactly the indicators that drive multifamily demand. But it’s not just those markets. Smaller markets such as Spartanburg come up on the list alongside much larger metropolitan areas, showing that commercial opportunity isn’t concentrated in one area. It’s spread across the state.

What does this translate to in real estate terms? More people moving to South Carolina. More jobs being created. More business expansion. More investors looking at commercial properties. More demand for office space, retail locations, industrial facilities, and apartment complexes.

In short: commercial real estate in South Carolina isn’t just active. It’s accelerating.

The Agent’s Challenge: Understanding Commercial Real Estate

Even if you primarily work with residential buyers and sellers, you’re operating in a market where commercial growth is reshaping how neighborhoods develop, where job centers emerge, and what buyers and sellers actually want and need.

A buyer relocating to Myrtle Beach for a job? Likely that job is tied to commercial expansion. Sellers in Spartanburg? They’re probably benefiting from the population and economic growth that’s driving that city’s commercial momentum.

The connection between commercial real estate and residential real estate is direct. You can’t fully serve your clients (or understand your market) without understanding the commercial forces shaping it.

The 2026-2028 SC Commercial Core Course

This is exactly why Pinnacle Real Estate Academy developed the SC Commercial Core Course as one of two core continuing education options for the 2026-2028 renewal cycle.

Every two years, South Carolina real estate agents need to complete 10 hours of continuing education. From July of 2026 until June of 2028, That requirement breaks down into:

The Commercial Core Course isn’t just for agents who specialize in commercial real estate. It’s for every agent who wants to understand the economic and regulatory landscape they’re operating in.

Why This Course Matters Right Now

Given what NAR’s research shows about South Carolina’s commercial real estate strength, understanding commercial real estate has moved from “nice to know” to “essential knowledge.”

The 2026-2028 Commercial Core Course covers:

  • How commercial real estate markets work
  • The relationship between commercial growth and residential markets
  • Commercial financing and its differences from residential
  • How to identify commercial opportunities in your market
  • The regulatory framework governing commercial transactions

Agents who understand these fundamentals are better positioned to:

  • Advise clients relocating for commercial opportunities
  • Capitalize on emerging growth areas before they become obvious
  • Connect with developers and commercial investors who influence market direction
  • Build credibility as someone who understands the full real estate landscape

South Carolina is ranked #1 in the nation for commercial real estate demand. That’s not a headline to ignore. That’s a data point telling you that your market is changing and growing in significant ways.

The SC Commercial Core Course is your opportunity to understand what’s driving that growth and how it affects the business you’re building.

When it’s time for your CE renewal, you’ll have a choice: take the Residential Core Course (covering the residential market basics) or take the Commercial Core Course (understanding the commercial forces reshaping the state). Our recommendation? If you deal primarily with residential real estate, this would be a good time to take the Commercial Core course and learn more about the Carolina commercial boom!
